North East Property Investment · Led by Steven McCarthy

Build Your North East Property Portfolio Without Having to Do It All Yourself.

You’ve got the capital to invest, but not the time to search properties, run the numbers and manage the process.

That’s where Steven comes in. We source the deal, negotiate it, manage the refurb and help get it ready to let.

The reality of investing remotely

Finding a property is easy. Finding the right property is the hard bit.

  • Which areas would I actually put my own money into?
  • Is this genuinely a good deal once the refurb and finance are included?
  • Is the end value realistic?
  • What will it actually rent for?
  • How much money am I realistically going to leave in?
  • Who is going to manage the refurb if I live hundreds of miles away?
  • Should I buy this property at all?

Cheap doesn't automatically mean good.

And the highest yield on a spreadsheet doesn't automatically make something a good investment.

Meet Steven

I'm not here to find you one property. I'm here to help you build a portfolio.

That's a different job. It starts with your goals and your capital, not with a postcode search.

  • Steven built Enzo while working full-time — he understands busy professionals don't have endless spare time.
  • He wants to understand WHY someone wants to invest before he ever starts sourcing.
  • He sees his role as a portfolio builder, not just a deal sourcer.
  • Strategy first, property second.
  • A personal, hands-on approach — not a volume factory.

No unicorn deals

I'd rather give you realistic numbers than promise you a perfect deal.

Anyone can show you the best-case version of a deal. Steven would rather show you what's actually likely to happen.

  • Not every BRRR returns all your capital — and that's normal.
  • Unrealistic 'all money out' deals are overrepresented online.
  • Sometimes leaving £15k in a strong property is still a good deal.
  • Better to underpromise and deliver.
  • Steven values repeat investor relationships more than selling one deal.

I'd rather leave more in the deal and the investor be happy with it than say I'm going to leave less in and then not deliver it.

— Steven McCarthy, Enzo Property Group

The story behind this deal.

Originally planned as a flip.

When the sales market slowed, the exit strategy changed to buy-to-let — because that's where the value sat for this investor at that moment.

The point isn't the plan. It's the judgement, flexibility and investor-first decision-making behind it.
Your goals. Your strategy.

You bring the goal. Steven helps build the route.

There's no single "right" way to invest. The right strategy is the one that fits your capital, your time and what you're actually trying to do.

A cleaner entry point — property that's already lettable or close to it, with less time spent on refurb and less cash tied up in works. Good for investors who want income and exposure without a heavy project.

How Enzo works

From first conversation to your next property.

A step-by-step view of how we help investors go from goals and strategy to acquisition, refurbishment, refinance and the next opportunity.

01The Enzo Investor Journey
Stage 01 / 09

Understand your goals

We start by understanding what you actually want from property — your budget, your risk appetite, your timeline and the type of return you're looking for. The goal is to build around your situation, not force you into a one-size-fits-all deal.

Strategy first. Property second.

Stage 01 of 09

From first-time investors to those growing an existing portfolio, our role is to help make each stage clearer, calmer and more commercially sound.

Who this is for

Built for people who have the capital. Not necessarily the time.

Fi

First-time investors

You've got capital to put to work but you haven't bought property before. Steven helps you avoid the expensive first-deal mistakes.

Bp

Busy professionals

You're time-poor. You want exposure to property without spending your evenings on Rightmove and your weekends viewing houses.

Bo

Business owners

Your capital comes from a business, not from property. You want a trusted pair of local hands managing the detail.

El

Existing landlords

You already know property. You want stronger deal flow in the North East and someone to be on the ground for you.

You don't need to become a North East property expert.

That's the bit you're bringing Steven in for.

Off-market opportunity

Not every deal starts on Rightmove.

The point of this deal.

Enzo can access opportunities outside the normal portal searches — deals that never reach the open market because Steven is already in the conversation.

Local knowledge matters

The postcode doesn't tell you the whole story.

Two houses on different streets in the same town can be completely different investments. Steven's job is to know which is which.

  • Different streets can perform very differently — even in the same postcode.
  • Steven analyses property, street, rent, comparables, refurb, resale and local investment.
  • He views properties and speaks to agents.
  • Local knowledge is part of the value.
  • Cheap, high-yield property can still be the wrong investment.
The street can matter more than the postcode.
More properties

The properties speak louder than I can.
